Tax Structure
Taxes in Alabama are collected by the Counties.
The tax year begins October 1 and ends September 30 0f the following year.
Due Date/Delinquent Date
Taxes are due October 1 and are delinquent after December 31. Taxes may be paid between October 1 and December 31 without penalty.
Tax Sales
Tax sales are held in April, May and June. Tax sales are advertised in newspapers for 30 days prior to the sale for three consecutive weeks.
Purchasers are purchasing the tax interest only - there is no fee simple title. A paid receipt is given to the purchaser and within five days a certificate of purchase is issued to the purchaser.
A tax deed is not issued until three years from the date of the tax sale.  At that time the purchaser surrenders the certificate to the judge of probate, who in turn, issues a tax deed.
The property can be redeemed during the first three years. If the property is redeemed by the rightful owner, the principal plus interest earned is refunded to the purchaser of the tax lien.
The certificate of sale is then null and void.
Tax properties not purchased are returned to the State of Alabama. After these are sent to the state - purchasers wishing to buy tax interest at this time must apply to the State Department of Revenue.
